& I’M IN YOUR CORNER FROM DAY ONE
Hi, I'm MeredithI'm a Senior Real Estate Advisor specializing in the positioning and sale of self-storage properties, as well as the sale and leasing of industrial, professional & medical office, recreational, land and commercial investment assets.
And through M3 Synergies, the boutique advisory firm I founded in 2018, I work with owners, investors, operators, governments and institutions on the decisions that move real estate from what it is today to what it can be worth tomorrow.
And I'm an active investor myself.
I've developed my own properties, participated in joint and limited partnerships, and put my own capital on the line. I know what it feels like to have something at stake — and I bring that experience to every client I represent.

Built from the ground up.ONE RELATIONSHIP. ONE DEAL.
ONE OPPORTUNITY AT A TIME.
I grew up in rural Virginia, where I learned early that making things happen takes initiative, resourcefulness, and a willingness to take responsibility for seeing things through. That lesson continues to shape how I approach both life and work.
I spent the first 15 years of my career in local and state government, helping both employees and businesses grow through workforce and economic development. Along the way, I seized opportunities to serve, from local nonprofit boards all the way to gubernatorial appointments. Those experiences gave me a deeper understanding of how communities grow, how decisions get made, and how the right people working together can make a meaningful difference.
Eventually, I left public service and began consulting, investing in real estate, and learning from developers, mentors, and business owners who were willing to share their experience with me. I built relationships and a network that continue to shape how I approach my work today.
As I began pursuing projects of my own, I found myself moving beyond advising others and taking responsibility for decisions, investments, and outcomes firsthand. Putting my own capital into real estate gave me a different perspective. Financing, risk, timing, and long-term value weren't just considerations in a conversation or on a spreadsheet. They were decisions that affected my own investment and future.
That experience changed the questions I asked. Rather than focusing simply on getting a deal done, I learned to step back and consider whether it truly made sense, what the risks were, and what the long-term implications might be. It also made me more thoughtful about the advice I give others.
Over time, I discovered how much I enjoy the intersection of real estate, strategy, and possibility. Today, my work brings together years of experience in economic development, consulting, brokerage, and real estate development & investment. I have the opportunity to work with property owners, investors, and communities, each with their own goals, challenges, and decisions to make.
I understand that a property is rarely just a property. It may represent years of hard work, a significant investment, a family legacy, or the next chapter for a business. Every situation is different, and I believe the best place to begin is by listening, understanding what matters most, and helping clients determine the path that makes the most sense for them.
The business I've built is grounded in real transactions, firsthand investment experience, and relationships that continue long after a deal is done. It has grown the same way it began: one relationship, one deal, and one opportunity at a time.
